Request a Strata Report
When purchasing a strata property, most prudent purchasers will request a pre-purchase strata inspection report to complete their due diligence. The report saves the purchaser valuable time and effort in caring out their own physical inspection of the strata records which are held with a strata agent or a committee member.
We can provide a complete and unbiased report on a strata property managed by us or on a property where the strata records are held locally in the Snowy Mountains region. This includes Thredbo, Jindabyne, Berridale and Cooma localities. Note the records must be held locally.
The report includes the following information;
- Strata committee members names
- Strata roll & plan information
- Unit entitlement
- Insurance details
- Financial balance and annual statements
- Strata levies
- Special levies
- Capital Work Fund Report
- Minutes for last 2 years
- Building matters & significant expenditure comments
The cost of the report including GST is $319.00. Our preference is for funds to be transferred electronically into Snowy Strata Services bank account; details will be provided by us. Alternatively a cheque made out in favour of ‘Snowy Strata Services’ will be accepted.
Alternatively, should you wish to inspect our strata scheme’s records in our office and an agreed date and time, then a hourly statutory fee applies as per Schedule 4 ‘fees’ and Section 182 ‘conditions for inspection’ of the Strata Schemes Management Act 2015.
